HOW I GOT STARTED IN REAL ESTATE

In the early 90's, Doctor Dave made his first real estate investment and doubled the investment in four months.  He became deeply interested in real estate and began to read, attend seminars, and talk to everyone he could about real estate.  He became a successful real estate investor and now successful Realtor.

ABOUT THE "DOCTOR DAVE" NAME

At midlife Dave returned to graduate school (while working full time!) and in four years completed a Masters Degree and Doctorate.  Clients and friends were happy and proud and began affectionately calling him "Doctor Dave."  The name is memorable and these days everyone knows Dave as "Doctor Dave."

ABOUT SMITH MOUNTAIN LAKE

Living on this lake is a life-long dream come true.  We looked at lakes in several states for over a decade before choosing Smith Mountain Lake as the place we wanted to live. Situated in the heart of the Blue Ridge Mountains, the lake is surely a "crown jewel".  It's clean, beautiful and yet easily accessible from major metropolitan areas.  The lake has over 500 miles of shoreline and is characterized by picturesque bays and coves, with the majestic mountains always visible in the background.

The weather at the lake is very temperate.  The lake helps keep temperatures cooler in the summer and warmer in the winter.  Winter is about two months long (January and February), but there are many days during those months when you can fish or play golf!  Average snowfall is about 10 inches, and it usually disappears in a day or so.  There is a change of seasons, with beautiful fall foliage, and the spring blossoming, characterized by waves of color from the indigenous dogwoods and red-buds, is truly breath-taking.

Wildlife abounds everywhere, and the water and mountain views edify one's soul.  If you're looking for tranquility, look no further.  The lake is not only a remarkable place to live, but according to the Wall Street Journal, it has been identified by a national organization as a "value area" which offers relatively low median home prices compared with other markets within the same region.  Yet the lake also offers fantastic investment opportunities since demand for property here is high, and real estate valuations have typically enjoyed double-digit increases each year.  This is truly a paradise lake area that has to be seen to be believed.  So why not come visit and let us show you around!

Doctor Dave Lortscher is a licensed Virginia Realtor.  I have enjoyed a 35-year career as a business strategist, consultant and counselor.  My clients and friends tell me that I'm exceptionally gifted at listening to people's wants and needs and then helping them attain those wants and needs.  My study of and success in real estate has been a wonderful later-in-life experience.  So now I've combined everything together as a realtor.  I know a lot about people and a lot about real estate, and the combination has made me an effective realtor with a growing number of highly satisfied clients/friends.

THE PSYCHOLOGY OF REAL ESTATE

Buying and selling real estate involves two different and sometimes conflicting elements: emotion and judgment.   Emotions are a big part of the experience.  In most cases, the prospective buyers are excited about the property to be bought because the property fulfills their wants and needs.  Similarly, sellers are also excited, because they are now ready and able to move into another desirable phase of their lives.  However, when emotions run rampant and aren't tempered with good judgment, serious problems can arise.

This is where good judgment comes in.  When a prospective purchaser is considering a property, good judgment must be exercised to ensure that the property both meets the purchaser's needs and is a good investment.  We (and other good realtors) ask our clients the right questions to help them consider all aspects of their situation and we then gently help them to make the right decisions...decisions they'll be happy about in the future.

THE MEANING OF THE TERM "LICENSED REALTOR"

A licensed realtor has taken extensive coursework, passed rigorous state and national examinations, underwent the moral scrutiny of the state's licensing body, and then, upon being licensed, operates under the aegis of a licensed broker.  The licensed broker is also required to engage in continuing education forever.  In short, a licensed realtor is a true professional.

WHAT "MULTIPLE LISTING" MEANS 

As a licensed realtor, we pay monthly fees to be a member of the Roanoke Valley Multiple Listing Service (MLS).  This means that any property we list is made available to the several hundred other realtor/members in the area and can be shown and sold by any of them.  Similarly, we have acccess to all of the multiple listings as well, so we can show our clients any property listed in the MLS system.
